Costa Rica Maritime Zone
If you are interested in buying property in Costa Rica, then you should be aware of the Costa Rica Maritime Zone. What is this? This zone is the first 200 meters from the high tide water line on any beach in CR. This law effectively makes it so that there are no private beaches in Costa Rica. The Maritime Zone exists to ensure that all residents and guests of Costa Rica can enjoy access to its beaches unfettered.
The first 50 meters is a Public Zone, which is government-owned. This Public Zone also includes all areas in which mangroves exist. The Public Zone offers access to everyone. The second area known as the Concession Zone is the remaining 150 meters past the 50-meter mark. This section is for concession properties. Of course, you will need to obtain the necessary permits to build on this section of land, but no residences can be built here.
Property Titles for Owning Real Estate in Costa Rica
Costa Rica is one of the few countries in the world where foreigners with tourist visas can legally purchase and own property. This is an excellent arrangement for people who are seeking to buy investment properties in Costa Rica. The only catch is that people with tourist visas will have to leave the country for at least 72 hours every 90 days to renew their legal status.
If you are interested in buying a home in Costa Rica, Bizlo Real Estate Business Law recommends that you obtain your residency visa. This way, you don't have to leave the country every 90 days, and you can enjoy permanent residency in CR. Bizlo Real Estate Business Law can not only help you with the property buying experience, but we can also help you get the proper visas and get approved.
